The most important thing when it comes to finding motivated buyers is to pick a resource to find them and know your "perfect buyer". You have to know who you are looking for, and where you can find them.
If you’re trying to market to buyers, you’ve gotta start thinking like them.
In real estate, there’re two questions you must answer to know your perfect buyer:
1. What kind of buyer are they?
2. What influences them in a personal capacity?
Answering the first question is pretty easy. But don’t be misled by its simplicity. One of the first mistakes ads on Craigslist make is casting their net too wide. Unfortunately, targeting too broad of an audience — like “local home buyers” or “local home sellers” — won’t work.
Craigslist is too crowded for bland targets. Instead, you have to get specific about the kind of buyer you’re focusing on and the needs driving them.
